There are many important things to consider when you’re getting ready to sell your home.  Among them are the price to ask, how to make your home look its best, and how to market your home.  Answering these questions correctly will help get your property sold more quickly.  Our professional Realtors can help you accomplish this.  For help identifying what need to be done to prepare your home for sale, your Realtor is your perfect resource.  You might even save time and money by getting a professional’s recommendation regarding the actions that will provide the biggest “bang for the buck,” versus those that with little payoff.  Once the house is well priced and looking good, you need to get the word out to the public and show the home.  This is called marketing and it includes such things as creating flyers, scheduling showings, holding open houses, and posting the information on various real estate websites.


Probably the most important – and difficult – thing to consider when selling your home is the price you are going to ask for it.  In order to sell your home you must price it fairly to attract Buyers.  Since Buyers typically shop around for home, they will know what homes like yours are being sold for and may not even look at yours if it doesn’t appear to be a good value for the price.

When pricing a home consider the following:

  • How old is your home?
  • Have you updated it?
  • Is it in good condition?
  • How much have other homes like yours sold for?
  • Are home values in your area going up, down or remaining constant?
  • How many homes are currently for sale in your area?

From improving curb appeal to sprucing up the interior there is a lot you can to make your home more attractive to potential buyers.  And, since many buyers begin their property search by visiting websites on line, you really want your home to be “picture perfect” so it looks inviting in those photos on line.  Tidy up the exterior and finish any incomplete projects you may have.  You can often freshen the exterior by having it power washed.  A fresh coat of paint on the trim can make a great difference.  Be sure the gardens are weeded, hedges clipped, lawn mowed, and flowers trimmed.  You want the buyers’ first impression to be that the home is well cared for and inviting.

To make the interior more appealing to buyers, be sure that it looks clean and fresh.  If it needs paint, take care of that as soon as possible.  Start packing away items of special value to you or that you don’t use regularly, especially in the kitchen and bathrooms.  It’ll show off the house better and you’ll have peace of mind that your treasures are safely put away.   Clean everything thoroughly and consider re-caulking tubs, sinks, etc.  Before anyone comes to see the home, check for odors and correct them if found.  This is especially important if you have pets.



You need to disperse information about your so potential buyers will find it.  Potential buyers must be able to view the home – and on their schedule.  There’s a lot that goes into showing a home to its best advantage.  The most efficient way to do this is to hire a professional to do all this for you.  Our Realtors will market your home in print and on the internet, schedule appointments to show the home to other Realtors and to the public.


If all goes well, someone will make an offer to purchase your home.  You can do one of three things with it: you can accept the offer, reject the offer or make a counter offer, which is essentially a new offer.  A counter offer shows that, while you won’t accept the original offer, you are willing to continue negotiations with the buyer. You may also receive multiple offers. There are many things to consider when evaluating an offer:  a offer slightly less than the asking price would be more attractive if the buyer is paying  cash as opposed to a buyer who needs to sell their current home first and/or qualify for a loan. Contingencies, move-in dates, and financing are all things to consider when weighing an offer. All of these considerations can be much easier to evaluate when you work with an experienced real estate professional to help you choose the best offer.


Buyers usually request a professional home inspection to evaluate the condition of your home for the buyer.  A comprehensive report will be prepared and may identify needed repairs.   If so, further negotiations may follow, with the buyer looking to you to pay for the repairs. If the buyer is obtaining a mortgage, the lender will require a professional appraisal to verify the property is worth the amount they are preparing to lend. A title company will also be involved to insure that the title is clear of liens or existing encumbrances so title can be transferred to the buyer. From meeting inspectors and appraisers at your home and then reviewing inspection reports and appraisals to working with the title company on your behalf, our Realtors will help you through the entire transaction.
